One of the most important contingencies in a purchase contract is the Loan Conditions Deadline. And after that Deadline has passed, the burden for the Buyer to obtain their loan is entirely their risk and responsibility. Therefore, it is very important that the Buyer choose their Lender carefully in order not to place themselves at risk for failure to perform on the Contract for such circumstances as their loan funds not being available at the time and date of a closing.  In the standard Colorado Contract, this could result in a default of the Contract, and subject to a loss of your earnest money!  If an interest rate seems too goo to be true, it probably is.  Request a good faith estimate, and review it with us.
